The Turnover System That Earns 5-Star Reviews Before Guests Unpack

Guests don't leave reviews about the mattress. They leave them about how the place felt when they walked in.

You've read enough STR forums to know the ones that print money aren't always the biggest or the best-located. They're the ones that are consistently, reliably, obsessively clean and ready. Every single turnover.

That's harder than it sounds at scale — or even with two properties and back-to-back bookings.

The Turnover Problem Nobody Talks About

STR hosting looks passive until the reviews start coming in. A late checkout, a cleaner who can't make it, a lawn that hasn't been touched in three weeks, a gutter full of debris that shows up in a guest photo — any of it can tank a listing that took months to build.

The hosts we work with who are at or near Superhost status all have one thing in common: they treat every turnover like a reset to zero. The property doesn't carry anything from the last guest into the next one. Not a smell, not a scuff, not a wilted plant by the front door.

Inside vs. Outside — Both Matter

Most STR turnover checklists stop at the front door. That's a mistake. Your exterior is the first thing a guest photographs when they arrive — and the first thing they post when they leave a review.

A tight STR turnover covers both:

  • Interior: full reset, linen exchange, surface wipe-down, appliance check, restocking
  • Exterior: entry clear, porch or patio swept, lawn maintained, any debris removed
  • Seasonal: gutter check, mulch condition, any weather-related damage documented
  • Documentation: timestamped photos before guest check-in for your protection

The 5-star review rarely mentions the throw pillow arrangement. It almost always mentions that the place was spotless and felt cared for. That's a maintenance problem, not a decor problem.

What Hands-Off Hosting Actually Requires

If you're managing your STR remotely — or you just don't want to be driving across Williamson County between every booking — you need a ground team you can hand off to completely.

Baker Stone handles the physical turnover work: exterior reset, interior prep coordination, junk and debris removal between stays, and seasonal condition checks. We work on your schedule and document everything so you're never wondering what state the property was left in.

For hosts who also want photos updated for the listing or documentation for insurance purposes, we work alongside Nashville360Media to coordinate media alongside turnover — one call, both handled.
